Get Ready !

Every Tuesday you can check this site for two useful tips to make your real estate career more productive. Mark you calendar.

One tip will be a specific piece of language or script you can use to make appointments, qualify listing prospects for purpose and motivation, improve your listing presentation, get a better price, a higher commission (for the benefit of the seller as well as yourself).

The other tip will be motivational, inspirational, a different mindset or something to do to improve production.

 

Here are two sample tips:

1.

With a simple three step sequence, you can get listing appointments in under 60 seconds almost every time. By-owners, expireds, referrals, door knocking, phoning; just about any valid listing prospect any where and anytime.

Step One: The Interest Proposition. “How would you like to see an extra $5,000 in your settlement check at closing?”

Most motivated sellers simply say Yes.

Step Two: Explain where the money comes from. “Whenever ten homes of equal value sell, there will be a low selling price and an high selling price. The low price often is $15,000 less than average and the high price $15,000 more than average. That’s a $30,000 difference between low and high.

Step Three: Tell the prospect where they can have the best chance to get a higher-than-average selling price. “I use a special strategy that gives my sellers the best chance to sell faster than average and at above average selling prices. Some sellers are getting $5,000, $10,000, even $15,000 above the average of recent sales. Would you like to know more about it?”

Most serious sellers will want to know more and will agree to an appointment.

Races are won by slight edges, but it takes a lot of training, dedication and determination to have that slight edge at the finish line.

If you are willing to get the training, getting an extra listing once or twice a month will not be that hard.
